Pre-Construction : Construction : WarrantyPreliminary Estimate:If you have a schematic drawing of your project from an architect, we are happy to meet with you to discuss it and also to give you more information about our company. The schematic drawing allows us to be able to provide you with a preliminary (rough) estimate for the cost of your project. We prepare preliminary estimates at no cost to you. A contractor selection is normally made after this first round of estimating.
Project Budget:Once selected, TJC will provide pricing information, as needed, to you and your architect during the development of your project’s design. When construction drawings are ready we do another, more thorough round of estimating. TJC also provides this service at no cost to you. These figures will become the project budget. Other changes can still be made, even during construction, but these are the cost allowances which will be included in the contract.
Price Engineering:If needed, TJC can help further in the pre-construction phase by pricing different options in an effort to achieve a stated target budget. As our hours for estimating tend to be numerous by this point, we charge an hourly fee for this service.
Contract Signing:After the first phases of pre-construction, contract signing tends to be anti-climactic, however necessary. We encourage our customers to show the contract to a reputable third party for verification. Construction:This is the substantial part of our work for you. This is where we are able to show off our management skills and craftsmanship. Describing all that happens in this phase requires more than several paragraphs, but in brief, we provide the following in our construction phase services:
Warranty:TJC’s dedicated service to you continues after the completion of your project. We respond promptly to service calls from our customers and work proactively to solve any issues that you may have so that you can continue to enjoy your new home with minimal invasion.
